Asset Officer (Belfast)

VANRATH are pleased to be recruiting for a Public Sector organisation for an Asset Officer based in their Belfast office on a permanent basis. The Asset Officer with assist the Asset Manager in the delivering of a professional, technical and customer facing estates maintenance service.

Responsibilities:

Duties include:

  • Provide a quality customer service to tenants and other external clients
  • Play a key role in achieving and retaining quality standards
  • Represent the interests of the Association at tenants/residents meetings
  • Develop and manage internal customer service relationships
  • Ensure all relevant KPIs are kept to target guidelines
  • Report maintenance problems swiftly and ensure behaviour and actions not endanger people or property
  • Check and authorise invoices for work undertaken
  • Supervise works on site, authorise and accept completed works
  • Monitor and report on expenditure against budgeted amounts as directed
  • Carry out and prepare property survey reports including cost estimates
  • Ensure all Contractors and Consultants follow all policies and procedures
  • Complete technical inspections and issue works orders to facilitate property relets
  • Order replacement technical components/equipment for schemes
  • Prepare Schedules for Work, specifications and tender documentation for issue to Contractors
  • Assist in the production of a 5 years Assets Programme
  • Attend site meetings, representing the Associations interests
  • Any other duties as required

The Ideal Person:

  • Relevant 3rd level qualification or equivalent in an Estate Management/Building Surveying/Construction/Engineering related discipline with 1 years experience

OR

  • A minimum of 5 GCSE or equivalent to include English and Maths Grade C or above with 3 years role related practical experience (in the last 5 years) administering maintenance contracts in a housing environment
  • Experience of contract management and the use of NEC3 forms of contract
  • Technical experience of maintenance of large buildings and/or housing estates
  • Understanding of public procurement procedures
  • Understanding of social housing
  • Hold a full valid driving licence with access to a car

Remuneration:

£26,000 – £31,000
