Asset Manager (Belfast)

VANRATH are pleased to be recruiting for a Public Sector organisation for an Asset Manager based in their Belfast office on a permanent basis. The Asset Manager will manage and co-ordinate the Maintenance Team and assist in the strategic delivery of a quality asset management service to the tenants.

Responsibilities:

Duties include:

  • Provide leadership and line management for a maintenance team
  • Responsible for the recruitment, selection, induction, management and development of staff
  • Monitor staff performance and take appropriate action on grievance and disciplinary
  • Action and manage complaints, resolving issues
  • Assist in the establishment of budgets and be responsible for designated budgets and providing forecasts of expenditure
  • Contribute to the Asset Management Strategy, Divisional Business Plan and other strategies as required
  • Be responsible for introducing any Efficiency Savings in accordance with the targets set
  • Manage and monitor the performance of suppliers, contractors, consultants, and other delivery partners
  • Deal with communications with the public including tenants, other professional and voluntary groups
  • Engage with internal stakeholders and customers to ensure a high level of customer service is provided
  • Manage the response maintenance contractors ensuring that the service delivered is consistent
  • Through an effective procurement programme ensure that the necessary contracts are available as and when required
  • Ensure that KPI and other performance data are accurate and available on a monthly basis
  • Take the lead on addressing valuations, variations, disputed invoices, low performance damages, contractual notices
  • Authorise works instructions within designated approval levels and authorise invoices for payment
  • Any other duties as required

The Ideal Person:

  • Relevant 3rd level qualification or equivalent (Quantity Surveying/Construction/Engineering/Building Studies) and 3 years relevant experience of maintenance and/or construction and project management at supervisory level

OR

  • 5 years experience (as outlined above)

AND

  • Relevant experience must include:
    • Contract management
    • Performance monitoring in a client facing role
    • Responsibility for designated budgets and providing forecasts of expenditure
    • Procurement of technical works and/or services
  • Experience of constructing business cases, board reports and presentations
  • Experience of supervising staff which should include directing/delegating work and dealing with problems including identification and resolution
  • IT literate with demonstrable knowledge of Microsoft Office to include Excel, working with databases, spreadsheets, setting budgets
  • Valid driving licence with access to a vehicle

Remuneration:

£37,000 – £40,000
